The monument is a pre-improvement farmstead situated on the end of a steep-sided promontory above the Tarras Water. It consists of a rectangular building with an outpost to the NW, and a small rectangular building to the SW. To the NW of the farmstead is an area of fields enclosing rig-and-furrow cultivation marks. The larger building is well-preserved and measures c. 10m by c. 3.5m internally.
The walls survive to a height of c. 1m. The outshot measures c. 3m square while the small building measures c. 3m by c. 2m. The farmstead is threatened by the erosion of the NE side of the promontory. The area to be proposed for scheduling includes the buildings, the promontory, part of the rig-and-furrow fields, and an area around them in which traces of activity associated with their use will survive. The area is a rectangle and measures 110m (NW-SE) by 60m transversely.

The monument is of national importance because it is a well-preserved example of a pre-improvement farmstead which has the potential to enhance our understanding of monuments of this type. Its importance is increased because there are several other similar sites in this area and, taken together, they have the potential to greatly increase the understanding of settlement and economy in the Middle Ages and later in S Scotland.
